Should I Buy, Rent or Do Nothing?

You always hear that buying a home is one of the most important personal and financial decisions you’ll ever have to make. But other than putting a roof over your head, which you can also do by renting, how does home ownership really benefit you? Isn’t it expensive to maintain a home? What if credit card, car or school loan payments haven’t always been made on time, or you’ve just switched jobs? Can you still qualify for a loan? Don’t you need 20% down to get a lower percentage rate on your loan or to not have to pay principal and interest? Don’t you need money just to make an offer on a house? How much are closing costs? Are home inspections necessary, even for condominiums?

There are so many questions the first-time home buyer faces, confusion and frustration can become overwhelming, the process may be too much and you give up and the advantages of home ownership, including tax write-offs and appreciation, aren’t taken. Financing

• How much money will I have to come up with to buy a home?

Shopping for a loan can be confusing. One lender might quote you a lower monthly rate, but the interest rate might only be temporary, making your payment eventually higher than another lender’s fixed rate. Then there are points, fees, taxes, insurance, association dues, homeowner fees and other costs that must be added to your closing or mortgage costs.
